Miles Ahead: DFW's Staggering Hotel Construction Streak
Dallas-Fort Worth's supremacy in hotel construction has been unrelenting for over a year, with 176 projects underway at the close of the previous year and 165 projects added in the first quarter of 2022. Furthermore, Dallas leads the top five markets in terms of projects in the early planning stage at the end of the third quarter, highlighting the region's continued commitment to expansion. Atlanta and Nashville follow behind with 140 and 122 projects in their development pipelines, respectively, while New York and Atlanta have witnessed the highest number of hotel openings in 2023.
Future Growth: A Glimpse of What's to Come
Looking ahead, around 80 hotels, comprising 9,021 rooms, are scheduled to commence construction within the Dallas area in the next year, further propelling the city's growth. Nationally, 345 hotels with more than 41,000 rooms have opened across the United States in the first three quarters of 2023. Additionally, over 1,900 hotels in the U.S. are currently undergoing renovations or conversions. The industry outlook remains optimistic, as Lodging Econometrics forecasts the opening of 527 hotels with over 65,900 rooms across the nation in 2023, with expectations of continued growth into 2024 and 2025.
DFW's Notable Hotel Openings and Ambitious Projects
The Dallas-Fort Worth region has already witnessed several hotel openings in 2023, including the J.W. Marriott in downtown Dallas and the impressive $520 million Omni PGA Resort in Frisco. Among the projects in the pipeline, a number of them are large-scale, luxury developments poised to make a significant economic impact. In Frisco, the Hall Group is working on a $500 million, 224-room hotel that will belong to Marriott's exclusive Autograph Collection, as part of the expansive $7 billion mixed-use development known as Hall Park. The highly-anticipated Four Seasons Hotel and condo tower in Dallas' Turtle Creek neighborhood, led by Carpenter & Company, will span 1.1 million square feet and include 233 hotel rooms, 118 residential units, and a 15,000-square-foot private club—a testament to the region's ambitious growth plans in the hospitality sector.
