Koelbel, a local developer, and Vitrian, a Maryland-based life sciences developer, are teaming up to repurpose a 134,400-square-foot Lowe’s home improvement store in Louisville, Denver. This transformation from retail to manufacturing is aimed at creating a biotech and manufacturing center. The project, reported by the Denver Business Journal, is slated for completion in August.

Prime Location and Purpose

Situated 21 miles northwest of Denver and 10 miles east of Boulder, the facility strategically positions itself amidst biotech research activities at the University of Colorado Boulder and local biotech firms. It is envisioned as a hub for pharmaceutical work and advanced manufacturing, catering to industries such as manufacturing, pharmaceutical/biotechnology, cleantech, aerospace, and other advanced sectors. Spaces within the center will be partitioned down to 30,000 square feet to accommodate various tenants, as indicated by Vitrian.

Favorable Market Conditions

The area is recognized as one of the top five U.S. markets for research jobs, particularly excelling in chemical engineering, biological sciences, and biological technician roles, according to the collaborating companies.

Centennial Valley Innovation Center

Named the Centennial Valley Innovation Center, the new facility will be located across from U.S. 36. This location is part of a broader development plan that includes the construction of 273,000 square feet of life science research labs, along with residential, commercial, and dining establishments on a 10-acre site in Downtown Superior. Led by PMB and Montgomery Street Partners, this project is expected to open in 2026, contrasting with the quicker timeline projected for the Lowe’s conversion.

Property Details and History

The former Lowe’s store, owned by Lowes HIW and valued at over $3 million according to the county assessor, was closed last year following the opening of another store in nearby Lafayette. The original purchase of the land dates back to 1996 when Lowe’s built the Louisville store adjacent to a new Home Depot.
