Demolition Permit Issued to Start Thompson Center Renovation in The Loop

The 17-story Thompson Center, an architectural landmark located at 100 W Randolph Street in Chicago’s The Loop, is set to undergo a massive renovation, marking a new chapter in its storied history. 

The first crucial step in this transformation has been initiated with the issuance of the demolition permit, unlocking a wave of changes to the interior and exterior elements. The current phase, projected to cost $6 million, focuses on the removal of non-structural components to pave the way for a renewed vision.

A glimpse into the past: Originally designed by the late Helmut Jahn, a distinguished member of the esteemed "Chicago Seven" architects known for their audacious postmodern designs, the Thompson Center was erected in 1985. Its bold and distinctive architecture has made it a notable presence in the Chicago cityscape over the years.

In 2022, the Prime Group assumed ownership of the Thompson Center for $70 million, setting the stage for a remarkable transformation. Subsequently, the property was acquired by tech giant Google for an impressive sum of $105 million, illustrating the significant potential envisioned for this architectural gem. Google intends to utilize this space as its second headquarters in the city, supplementing its existing presence in Fulton Market.

The new vision of renewal: Initially, there were plans to resell a portion of the building to the state after renovation. However, Google's evolving vision now involves utilizing the majority of the approximately 1.2 million square-foot space. Helmut Jahn's firm, Jahn/, is at the helm of the updated design, envisioning a re-skinned exterior that seamlessly integrates metal, glass, planted terraces, and a new enclosure for the office floors facing the inner atrium. The anticipated construction cost for this ambitious transformation stands at $280 million.

The teams behind this project: As the redevelopment takes shape, The Prime Group continues to manage the project, overseeing its progress and ensuring the realization of the envisioned transformation. Clark Construction has been entrusted with the role of general contractor for this transformative project. 

The importance of this renovation: Anticipated to reach completion by 2026, the renovation of the Thompson Center is poised to breathe new life into this iconic landmark, ensuring its continued relevance in the ever-evolving urban landscape.
