A new mixed-use project in Chicago’s Fulton Market district is moving forward following the issuance of a demolition permit at 906 W. Fulton. Planned by Midwest Property Group LTD, the development will combine rehabilitation and new construction across three connected buildings, continuing the area’s steady transformation into one of the city’s most active commercial corridors.

Three Building Redevelopment Plan

Designed by NORR, the project will span 900, 906, and 910 W. Fulton, blending adaptive reuse with new construction.

The scope includes:

  • Rehabilitation of the four-story building at 900 W. Fulton
  • Construction of a new five-story structure at 906 W. Fulton
  • Rehabilitation of the two-story building at 910 W. Fulton

Together, the interconnected buildings will deliver approximately 29,665 square feet of retail and commercial spacealong with a small residential component.

Ground Floor Retail and Commercial Layout

Retail space will occupy the ground floor across all three buildings, activating Fulton Market’s pedestrian-heavy streetscape. The residential lobby will be located toward the rear of the building along N. Peoria Street, separating residential access from retail traffic.

No vehicle parking is planned, consistent with other transit and bike-oriented developments in the neighborhood. Residents will instead have access to basement bicycle parking.

Office and Upper-Floor Uses

The second floor will feature a single, contiguous commercial space spanning all three buildings and totaling roughly 10,000 square feet. Office space will occupy the third floor within the 900 and 906 W. Fulton structures, along with a smaller third-floor component tied to the second-floor commercial tenant above 910 W. Fulton. The residential portion will be limited to the top two floors, totaling nine units. The fourth floor will house seven apartments, while the fifth floor will include two units. The unit mix consists of four one-bedroom units and five two-bedroom units, aligning with Fulton Market’s boutique residential profile.

Demolition Clears the Way

With the demolition permit now issued, Break Thru Enterprises is authorized to remove the existing structure at 906 W. Fulton. This step clears the site for the new five-story construction to begin, marking a key early milestone for the project. A construction timeline has not yet been announced.

While modest in residential scale, the project underscores continued investor confidence in Fulton Market, where demand for retail, office, and flexible commercial space remains strong.
