Dart Entities, a prominent third-party logistics (3PL) provider affiliated with Dedeaux Properties, has successfully acquired an expansive 882,000-square-foot distribution center in Commerce, California, for a substantial sum of $190 million. 

What the property will be used for: The seller of this Class B property is Ares Management, the owner of 99 Cents Only Stores. Following this sale-leaseback arrangement, the retailer chain will continue utilizing the facility as its headquarters.

Why this transaction is special: This acquisition stands as one of the most noteworthy industrial transactions witnessed in Los Angeles County this year, reflecting the robust nature of the region's industrial real estate market. The sale was facilitated by Lee & Associates President, Jack Cline, with valuable assistance from Eastdil Secured.

The distribution center’s characteristics: The one-story industrial building, strategically located at 4000 Union Pacific Ave. and 4040 Noakes Ave., is equipped with 126 dock-high doors, skylights, a substantial 110-foot truck court, and an ample parking space accommodating up to 600 vehicles. Situated on approximately 24 acres of land, the property is right next to the Hobart Intermodal Railyard and offers convenient access to interstates 5 and 710. 

Location, location, location: Its prime location places it just 5 miles from downtown Los Angeles, 23 miles from the Port of Los Angeles, and within a 24-mile radius of Los Angeles International Airport.

Why Dedeaux chose to acquire this property: Notably, this asset forms part of a larger industrial campus overseen by Dedeaux Properties, where the company manages an extensive logistics space exceeding 2 million square feet. Brett Dedeaux, the President, and Managing Member of Dedeaux Properties expressed that this property had been under the company's radar for some time. There are considerations for potential redevelopment, envisioning a distribution center with two adjacent buildings, totaling more than 400,000 square feet.
