As the sector expands, energy demands are soaring, with projections indicating that energy requirements for data centers will more than double by 2030.
Rapid Expansion and Investment
Data center development is currently booming. A CommercialEdge report highlighted that by April, 27.4 million square feet of data center space was under construction, with another 33.5 million square feet in planning stages. Institutional investors like Prologis, Blackstone, DigitalBridge, EQT, and KKR have been significant players, pouring billions into this burgeoning market.
The Influence of AI
Artificial intelligence is a major driver of this growth. The promise of AI transforming numerous aspects of life has spurred increased investments in data centers. This surge in funding reflects the growing importance and potential of AI technologies.
Major Deals in 2024
This year has seen several high-profile deals. Vantage Data Centers secured $6.4 billion from DigitalBridge and Silver Lake, with plans to invest an additional $30 billion. EdgeCore obtained $1.9 billion in green funding for an Arizona development. Furthermore, Blackstone and Digital Realty formed a $7 billion venture to build more data centers, adding to Blackstone's 2021 acquisition of QTS Realty Trust for $10 billion.
Energy Demands and Challenges
Data centers consume vast amounts of power, with a single hyperscale facility requiring enough energy to power 80,000 homes annually. By 2030, energy needs are expected to double, from 17 gigawatts in 2022 to 34 gigawatts. This immense demand puts a strain on the U.S. grid, which is divided among 3,000 independent utilities. Upgrading the grid to meet these needs involves enhancing high voltage power lines, substations, and other infrastructure.
Innovative Solutions and Efficiency
To address energy challenges, companies are exploring alternative solutions. Amazon, for instance, purchased a nuclear-powered facility in Pennsylvania to develop up to 960 megawatts of data center capacity. While not renewable, nuclear power has lower emissions compared to coal or natural gas. Efforts are also being made to improve energy efficiency, tailored to each region's climate and geographic attributes. For example, EdgeCore's Mesa facility will be water-neutral, considering the area's water scarcity.
Growth in Secondary and Tertiary Markets
Primary markets face significant challenges, including power capacity issues and land entitlement hurdles. Consequently, there is a growing interest in secondary and tertiary markets like Mississippi, Wisconsin, Arkansas, Idaho, and Indiana. These markets offer advantages such as near-term power access, supportive communities, and scalability for future planning.
Notable Investments in Emerging Markets
Microsoft plans to invest $3.3 billion in Southeast Wisconsin, aiming to transform it into an AI-powered economic hub. Additionally, fifteenfortyseven Critical Systems Realty and Green Fig Land Co. are developing a 2 million-square-foot campus in metro Philadelphia. PowerHouse Data Centers has initiated a $400 million project in Reno, marking its first venture outside Northern Virginia.
Future Prospects
Despite some challenges, such as limited fiber infrastructure and a smaller pool of trained personnel in emerging markets, the data center industry's growth is set to continue. Cloud computing remains a robust driver, with businesses increasingly viewing IT as a crucial investment rather than an expense. This shift underlines the essential role of data centers in supporting the global digital infrastructure.
