Daniel's Steakhouse Group Signs On for Waterfront Spot at Aimco's Edgewater Project

Gioia Hospitality Group will open a 11,500-square-foot waterfront restaurant at 560 NE 34th St. in Miami's Edgewater neighborhood, featuring premium steaks and seafood by late 2027 or early 2028.

Gioia Hospitality Group, the father-daughter steakhouse operation behind Daniel's Miami and Daniel's, A Florida Steakhouse, has signed an 11,500-square-foot lease to anchor the ground floor of Aimco's waterfront tower in Edgewater, with 2,500 square feet of that footprint spilling onto Biscayne Bay.

What's opening, and where

The restaurant takes the ground-floor retail space at 560 NE 34th St., inside Aimco's planned condo tower on Biscayne Bay. Plans call for an outdoor bar set directly on the water, indoor and outdoor dining, and a menu built around Daniel's steak program alongside seafood. Rockwell Group, the architecture and design firm founded by David Rockwell, is designing the space. Michael Silverman and Jeff Evans of Comras Company represented Aimco in the lease. A company spokesperson declined to disclose terms, and the restaurant's name and full concept are still to come. Construction is expected to wrap in late 2027 or early 2028.

Gioia's fast build-out

Thomas and Kassidy Angelo have moved quickly since launching Daniel's, A Florida Steakhouse in Fort Lauderdale in fall 2024, a 4,500-square-foot dining room with 127 seats that replaced Canyon Restaurant after nearly 30 years on the site. D's Sports Bar opened next door in early 2025. Daniel's Miami followed that summer at the former Fiola Miami space in Coral Gables, co-owned with chef Fabio Trabocchi, and has since landed at No. 40 on the World's 101 Best Steak Restaurants list for 2026, No. 7 in North America and No. 6 in the U.S. La Sponda, the group's coastal Italian concept at Ugo Colombo's newly completed Vita at Grove Isle, is set to open later this year. Edgewater becomes the group's fifth concept in roughly two years.

"This special location and extraordinary space gives us the opportunity to create something truly special directly on Biscayne Bay," said Thomas Angelo. Kassidy Angelo, who lives in Midtown, called the site "much more accessible for residents of Midtown, Miami Beach and North Miami."

A marquee tenant for a landlord in wind-down

The site has a longer history than the press release lets on. Aimco first proposed a 60-story apartment tower there in 2022; Miami's Urban Development Review Board rejected it that year, and the project that ultimately secured financing is a smaller condo tower. Aimco lined up $228 million in construction financing for the site in December 2024, a $172 million loan from Apollo Global Management alongside $56 million in preferred equity from Sixth Street. It's the same corridor where Aimco sold its 28-story, 276-unit Hamilton tower next door to Kushner Companies for $190 million in 2024.

The lease also lands as Aimco itself winds down. Shareholders approved a plan earlier this year to liquidate the Denver-based REIT's remaining holdings, roughly 15 stabilized apartment communities, three completed developments, one project under construction, and land parcels spanning New York, Georgia, Illinois, California, Tennessee and Florida. Landing a Michelin-recognized operator for one of the last active developments underscores the site's pull even as the rest of the portfolio heads to market.

"Thomas, Kassidy, and their team have built a strong reputation for delivering exceptional dining experiences in South Florida, and their vision for this waterfront concept aligns perfectly with the standard of luxury, design, and lifestyle we are creating," said Aimco CEO Wes Powell.

What's next

Gioia expects to reveal the restaurant's name and final concept closer to its late 2027 or early 2028 opening, putting a waterfront steak-and-seafood destination on Biscayne Bay right as the Angelos' fifth concept in two years comes online.
