A new residential project is moving forward in Kips Bay, Manhattan, where a rendering has been revealed for 129 East 28th Street, a planned 12-story rental building. The project is being developed by Daniel Klaynberg under WW Lexington LLC, with Alexander Zhitnik of Z Architecture serving as the architect. The building will rise 124 feet and span 38,405 square feet, delivering 43 rental apartments with an average unit size of about 820 square feet. Plans also include 2,681 square feet of commercial space, a 442-square-foot community facility, and enclosed parking for three vehicles.

What the design means for the project

Renderings show a contemporary residential design with a structured massing and several setbacks toward the top floors. The first nine levels will feature a rectangular layout clad in light gray stone, highlighted by floor-to-ceiling windows and pocket terraces. Upper levels introduce a more dynamic design with faceted setbacks, gray paneling, and stacked balconies extending from the northeast and southwest corners. The structure will be topped with a roof terrace and bulkhead, adding outdoor space for residents.

What the site history means for redevelopment

The development site was previously occupied by three small residential buildings, which were demolished in early 2022. The parcel, also addressed as 120–124 Lexington Avenue, currently sits vacant and fenced off as plans move forward. Permits for a smaller building were originally filed in 2019, proposing a 95-foot structure with 48 rental units. The design has since evolved into the larger 12-story configuration now planned.

What the location means for renters

The project sits at the corner of East 28th Street and Lexington Avenue, in a centrally located section of Manhattan’s Kips Bay neighborhood. The area offers strong transit access, with the 6 subway line at the 28th Street station on Park Avenue South located nearby. Kips Bay continues to attract new residential developments due to its proximity to Midtown, NoMad, and Gramercy, as well as its access to major employment centers and medical institutions.

What the timeline means for delivery

Construction timelines indicate the building could be completed by summer 2027, though a 2028 delivery appears more likely based on current development schedules. Once finished, the project will add 43 new rental units and ground-floor commercial space to a growing residential corridor along Lexington Avenue in Manhattan.
