The Texas Rangers and the Arizona Diamondbacks have defied expectations by securing spots in the World Series as wild-card teams, setting the stage for an exciting showdown on the baseball diamond. However, when considering the competitive advantage off the field, Dallas emerges as a clear front-runner due to its thriving office market.
Dallas and Phoenix have long been known for their robust office sectors, driven by relatively low costs of living and a business-friendly environment. Both cities have attracted corporate relocations, bringing in thousands of new residents from out of state and fueling their respective office markets. While both are economic powerhouses, a recent report by JLL highlights Dallas's dominance in 11 out of 12 categories measured.
Some of the report’s findings:
-
Population and job growth: Dallas outpaces Phoenix in terms of population and job growth. The city's economy is thriving, drawing in a diverse and dynamic workforce, which mirrors the Rangers' strong home-field advantage.
-
Fortune 100 headquarters: Dallas boasts a higher number of Fortune 100 company headquarters. This concentration of corporate giants gives the city an edge akin to a baseball team's power hitters.
-
Educational attainment: A higher percentage of Dallas residents hold a bachelor's degree, underlining the city's commitment to education and professional development, much like the Rangers' commitment to excellence.
-
Office market value: Dallas takes the lead with a combined office market value of $95 billion, dwarfing Phoenix's $42.9 billion. Just as a baseball team needs a solid roster, Dallas's superior office market value is a key asset.
-
Absorption and rent growth: Dallas has consistently demonstrated stronger absorption and better rent growth over a 10-year historical basis, mirroring the Rangers' track record of success.
Despite the fierce competition on the baseball field, both cities should take pride in their achievements, according to JLL President of U.S. Agency Leasing, Jeff Eckert. While the Rangers draw attention to the Dallas-Fort Worth Metroplex, they contribute to reinforcing the region's great entertainment, culture, and sense of community, echoing the rapid expansion seen in the local workforce.
With a strong economy, a highly educated workforce, and a history of impressive growth, Dallas's office market mirrors the Rangers' commitment to excellence and determination to win.
