Crow Holdings Development has started construction on the Core30 Logistics Center, a substantial industrial campus in Dallas. This project features two buildings totaling 511,000 square feet and is expected to be completed by the first quarter of next year.

Key Project Partners

Stream Realty Partners’ Matt Dornak and Ridley Culp have been chosen as leasing agents for the development. Other essential collaborators include general contractor McFadden and Miller and Azimuth Architecture, the architectural firm overseeing the project design.

Site Acquisition and Financing

The 33-acre site for the Core30 Logistics Center was acquired by Crow Holdings Development in March 2022. The project is funded by a $35.8 million construction loan from Bank of Texas, which is due to mature in September 2026. The campus will house a 300,347-square-foot cross-dock facility and a 210,653-square-foot front-load building, both positioned for last-mile logistics. The location at 5323 Lawnview Ave. offers convenient access to Interstate 30, downtown Dallas (within 5 miles), and the DFW International Airport (less than 24 miles away).

Industrial Development in Dallas

Dallas-Fort Worth's industrial sector remains robust, with nearly 23.4 million square feet under construction as of April, according to CommercialEdge. This ranks Dallas second nationwide in industrial development, following Phoenix, which leads with 41.8 million square feet. The region also excels in cold storage, with 3.7 million square feet delivered since the beginning of 2022, far outpacing other markets.

Recent Developments in Texas

In March, Stonemont Financial completed the Sunridge Industrial Park, a 565,259-square-foot facility in Wilmer, Texas, marking its 12th project in the state in four years. This addition brings Stonemont's portfolio in Texas to approximately 2.5 million square feet.

Simultaneously, Creation finished the Fort Worth Commerce Center, a three-building, 531,601-square-foot campus in North Fort Worth, Texas, which was already 70 percent preleased upon completion.
