Cronheim Mortgage has successfully secured $124.1 million in financing for the Grove Pointe Apartments, a prominent residential tower comprising 458 units, located at 100 Christopher Columbus Drive in Jersey City.
The teams behind this win: The financing was facilitated by Andrew Stewart, Dev Morris, and Allison Villamagna on behalf of the Kushner Real Estate Group and National Real Estate Advisors, an investment manager specializing in the development and management of large-scale real estate projects for its clients.
The funding was provided by one of Cronheim's life insurance company partners, where Cronheim serves as a correspondent and servicer. The loan structure combines an interest-only period with a 30-year amortization schedule for the balance.
What this project is about: The Grove Pointe Apartments are housed within a single 29-story tower and feature 458 residential units, 19,765 square feet of ground-level retail space, and a six-level enclosed parking deck with 535 spaces. The unit mix includes 34 studio apartments, 274 one-bedroom units, and 150 two-bedroom units. Residents at Grove Pointe Apartments enjoy a comprehensive suite of amenities, such as a fitness center, pool, billiards room, lounge, and a children's playroom. The apartments, originally constructed in 2007, are currently undergoing renovations to modernize units and ensure the property remains competitive.
Location, location, location: One of the key advantages for residents of Grove Pointe Apartments is the property's immediate proximity to the Grove Street PATH Station, providing direct access to Lower Manhattan in just eight minutes. This makes the building highly appealing to Jersey City's extensive commuter population. Additionally, the area surrounding the property is highly attractive, with Jersey City's vibrant two-block entertainment district located directly to the northwest of the building. This pedestrian-friendly zone, closed to motor vehicle traffic, is teeming with restaurants and retail options, making it one of the city's primary destinations for those seeking a night on the town.
