Details have emerged about an upcoming industrial facility situated at 10565 Seymour Avenue in Franklin Park, positioned just east of the intersection with Irving Park Road. The development is set to replace three existing buildings in close proximity to O’Hare International Airport.

Partnership and Design

The project is spearheaded by CRG, a prominent developer, with Lamar Johnson Collaborative entrusted with the design aspect. This facility falls under CRG’s The Cubes brand, which is characterized by a focus on sustainability and consumer-centric logistic strategies, aiming to provide excellent access to logistics networks and a reliable labor force.

Critical Addition to Market

Given the congestion in the market and O’Hare's significant throughput of over two million metric tonnes annually, the additional industrial space is deemed essential.

Key Features

The facility will stand at approximately 30 feet tall and encompass 66,500 square feet. It will boast 20 exterior docks, 11 trailer parking spaces with dedicated driveways on the east side, and a small retention pond. On the west side, there will be parking space for 70 vehicles for employees and visitors.

Design and Materials

Prefabricated and cast materials, predominantly concrete, are likely to be utilized in the construction. Bright orange panels will adorn the main entrance, adding a distinctive touch to the building.

Unique in Size

This project represents CRG’s smallest industrial endeavor, attributed to limited available land in the vicinity. Typically, The Cubes brand features larger logistic centers, ranging from 300,000 to over a million square feet, including various locations within the Chicagoland area.

Completion Timeline

While no formal pricing information has been disclosed, the project is slated for completion by the end of the year.
