Crescent Heights Advances 43-Story Alton Road Tower With 62 Workforce Units

Crescent Heights is seeking approval for a major increase in scale at 1575 Alton Road, replacing the existing former Firestone service building with a 43-story residential tower. Designed by RSP Architects, the project would rise approximately 557 feet, making it one of the tallest proposed additions to Miami Beach’s skyline. The site sits in the Flamingo/Lummus neighborhood, along Alton Road between 15th Terrace and 16th Street. The proposal is being submitted through ARRP Miami IV, LLC and is pursuing administrative approval under the Live Local Act.

What The 163-Unit Tower Includes

The project would contain 163 residences, with larger homes beginning around the 15th floor and continuing through the upper levels. Plans also call for approximately 4,107 square feet of indoor amenities, a swimming pool, outdoor terraces, resident club areas and landscaped open space. The podium would include 149 vehicle spaces and 170 bicycle spaces, along with approximately 1,739 square feet of commercial space facing Alton Road. The tower would replace a 1935 Firestone building that has since been converted for restaurant use. Floridian Development reported that the existing structure is not protected by historic designation.

What Live Local Means For The Project

The proposal is taking advantage of Florida's Live Local Act, which provides an administrative approval pathway for qualifying residential and mixed-use developments that meet statutory requirements, including affordability provisions. According to Floridian Development, 62 of the 163 residences would be workforce housing units with rents restricted for households earning up to 120% of area median income. The current proposal represents a significant jump from an earlier concept for the property. Previous plans called for an 18-story, approximately 225-foot building with 92 residences, including 37 workforce units.

At approximately 557 feet, the proposed tower would stand only about two feet below the reported 559-foot height of Miami Beach's Blue and Green Diamond towers. If ultimately approved and built as proposed, it would rank among the city's tallest buildings. For Miami Beach landlords and investors, the proposal is another example of how the Live Local Act is reshaping development potential for qualifying residential sites.
