Core Spaces has officially broken ground on Hub College Station, a new student housing community at 503 Cherry St., College Station, TX 77840. Situated on more than 7 acres in the city's Northgate District, the project represents the developer's first ground-up student housing development in Texas. The $130 million project will deliver 570 apartments with 2,201 beds across two seven-story buildings. Located about one mile from Texas A&M University and Kyle Field, the community is designed to serve one of the nation's largest and fastest-growing university campuses. Construction is underway, with the first residents expected to move in ahead of the 2028-2029 academic year.
What the Project Offers Students
Hub College Station is designed to provide a resort-style living experience while supporting student life and academic success. The development will feature approximately 60,000 square feet of amenity space, including a 20,000-square-foot rooftop pool deck, swimming pool, hot tub, fitness center, indoor and outdoor gathering spaces, private study rooms, collaboration areas, and student lounges. Residents will also benefit from two bus stops located at the property's entrance, providing convenient transportation throughout the Texas A&M campus.
What the Development Team Brings
Core Spaces is partnering with Antunovich Associates as the project's architect, while Treehouse Construction—a joint venture between Core Spaces and Findorff Construction—will serve as the general contractor. Interior design is being handled in-house by Core Spaces, and Pacific Life provided construction financing. The project continues Core Spaces' strategy of expanding its national student housing portfolio through purpose-built developments near major universities.
What This Means for the Student Housing Market
The groundbreaking comes as demand for student housing around Texas A&M continues to remain strong. According to Yardi Matrix, the university recorded a 77.6% preleasing rate as of May, up 3.8% year over year, while the average rent reached $861 per bed. Core Spaces has also been accelerating its expansion nationwide. Earlier this year, the company closed a $1.6 billion flagship student housing fund, one of the largest capital raises in the sector, and recently announced more than 3,500 additional student housing beds near the University of Illinois. With Hub College Station now under construction, Core Spaces is expanding its footprint in one of Texas' strongest student housing markets while responding to continued enrollment growth and sustained demand for modern off-campus housing.
