What the financing means for the project
Continuum Company has secured $344 million in construction and pre-development financing to advance its large-scale waterfront project in North Bay Village. The loan, provided by S3 Capital, includes $261 million for Phase One and $83 million for Phase Two. This capital moves the project deeper into construction and signals strong lender confidence. For investors, this reinforces continued capital flow into South Florida luxury condo developments.
What the development includes
The Continuum Waterfront District will span roughly 3.7 acres and feature three buildings across multiple phases. Phase One includes a 36-story tower with 236 condo units, a waterfront restaurant, and marina access. Phase Two will expand the project with around 300 additional condos, a 96-key hotel, and over 100 hotel-branded residences. A 20-slip marina and additional waterfront amenities are also planned. This is a fully integrated project combining residential, hospitality, and lifestyle components.
Why pre-sales matter
About half of the Phase One units are already under contract. Strong pre-sales reduce development risk and are often required to secure construction financing. For developers, this level of demand shows continued appetite for waterfront luxury product in Miami. It also gives lenders confidence to back large-scale projects.
Why North Bay Village is gaining attention
North Bay Village is emerging as a key development zone between Miami and Miami Beach. It offers waterfront access with less density than core markets. Developments like this are transforming the area into a new luxury residential destination. As more projects come online, the neighborhood is expected to see rising values and increased demand.
What this means for investors and landlords
This deal highlights how large mixed-use developments are attracting capital in high-growth markets. Combining residential, hotel, and marina components creates multiple revenue streams. For investors, this type of project offers exposure to long-term value creation in a growing waterfront market. As Miami continues to expand, North Bay Village is positioning itself as one of the city’s next major investment frontiers.
