What The Kimball at Rocky Point Will Bring to Tampa

Construction is underway on The Kimball at Rocky Point, a new 14-story residential development planned for Tampa's Rocky Point waterfront. The project will rise at 3075 N Rocky Point Drive E on a 4.58-acre site in Hillsborough County. Once complete, the development will include 296 luxury apartments, with layouts ranging from studios to three-bedroom residences. Select top-floor homes will also include private rooftop decks, giving some residents their own outdoor space above the city and waterfront.

What Residents Can Expect at The Kimball

The Kimball is being designed around a mix of waterfront recreation, wellness and work-from-home amenities. Plans call for a large resort-style swimming pool and deck, a double-height fitness center, pickleball courts and sand volleyball courts. The project will also feature a private 14-slip marina, making waterfront access one of the property's defining amenities. The residences are being marketed toward a broad range of renters, including young professionals, entrepreneurs, families and people who work remotely.

What Is Happening to the Former Chase Suites Site

The Kimball will replace the former Chase Suites Hotel, a 160-key property that operated on the site for decades. The existing hotel dates to the 1980s and is expected to be demolished in the coming weeks as construction progresses on the new residential development. Northwood Ravin acquired the property in 2024 for $21.5 million, positioning the site for a major shift from hotel use to multifamily housing.

What Companies Are Behind the Development

Northwood Ravin is the developer behind The Kimball at Rocky Point. The Charlotte-based company purchased the property and is leading the residential redevelopment. Cline Construction is serving as the general contractor, while EM Structural is the structural engineer. The project adds another major residential development to the Rocky Point area, where waterfront sites continue to attract developers looking to create higher-density housing and amenity-driven communities.

What The Project Adds to Rocky Point

The conversion of the former hotel site into a 296-unit apartment community represents a significant change for the property and the surrounding Rocky Point district. Rather than maintaining a relatively low-density hotel use, the redevelopment will introduce a 14-story residential building with a large collection of shared amenities and direct access to a private marina. With construction now underway, The Kimball at Rocky Point is set to become one of the area's larger new multifamily developments.
