What Construction Progress Looks Like

Construction continues to move steadily upward on Pendry Tampa, a 38-story mixed-use hotel and residential tower rising at the corner of Ashley Drive South and East Whiting Street in Downtown Tampa. According to project updates, crews are maintaining a pace of roughly one floor per week. The reinforced concrete structure has already advanced into the low-to-mid 20-story range, placing the development well beyond its halfway point. Recent work has also included the installation of decorative architectural elements around the parking garage, completion of structural steel above the ballroom levels, and progress on exterior stucco and paint systems.

What the Development Includes

Pendry Tampa is being developed by Two Roads Development in partnership with Montage International. The tower is designed by Arquitectonica, with interior design by Studio Munge, landscape architecture by Kimley-Horn, and construction led by Coastal Construction. The project combines luxury hospitality and residential uses within a single waterfront tower overlooking the Hillsborough River and Tampa Riverwalk. Upon completion, the building will feature 220 hotel guestrooms and 200 Pendry-branded residences. Hotel operations will occupy the lower portion of the tower, while residential units will be located on the upper floors.

What the Hotel Component Offers

The hospitality portion of the project is designed to compete with high-end luxury destinations throughout Florida. Plans include more than 12,000 square feet of conference and ballroom space, a 20,000-square-foot spa, fitness facilities, a children's club, multiple food and beverage venues, and Riverwalk-facing retail and restaurant space. The project recently appointed hospitality veteran Stephane Mercier as general manager. Mercier brings more than three decades of international hotel experience and will oversee operations when the property opens.

What the Residential Program Includes

The Pendry Residences will occupy floors 15 through 37 and offer a range of floor plans from one-bedroom homes to larger three-bedroom residences. Units are expected to range from approximately 1,380 to 3,217 square feet and will feature 10-foot ceilings, custom kitchens and bathrooms, and expansive private terraces. Residents will have access to dedicated amenities including a private lobby, exclusive elevators, rooftop pool and sundeck, owners' lounge, valet services, and residential staff.

What Services Residents Will Receive

One of the project's defining features is the integration of hotel-style services into the residential component. Montage Hotels & Resorts will manage the residences and provide hospitality offerings such as in-residence dining, kitchen provisioning, concierge assistance, and other luxury services typically associated with five-star hotel operations. This approach continues a growing trend among branded residential developments, where buyers seek ownership opportunities paired with resort-style amenities and management.

What the Timeline Looks Like

With construction progressing at approximately one floor per week, the tower could reach its full height within the coming months. Developers are targeting a 2027 opening for the project. Once completed, Pendry Tampa is expected to become one of the most prominent luxury hospitality and residential developments along the Tampa waterfront.
