Details have emerged about an exciting mixed-use project set to transform the landscape of Fulton Market. Situated at 1016 W Lake Street, at the intersection with N Carpenter Street, this project will replace a surface parking lot adjacent to a row of townhomes near the train tracks. Spearheaded by a collaboration between New York's Cogswell Realty and Chicago's Erol Stapleton, with design expertise provided by M Moser Associates, this initiative took flight after the development team's $6.6 million acquisition of the site earlier this year, as reported by Crain's Chicago. The forthcoming structure will be a hotel, further enhancing the area's post-pandemic resurgence. Developers aim to bring forth a unique independent hospitality experience, with a strong focus on health, wellness, and social impact.

A Sleek 15-Story Hotel

The upcoming development will rise 15 stories into the skyline, reaching a height of 220 feet. Despite its modest footprint, the building will predominantly function as a hotel for an undisclosed brand. Inside, 130 rooms await guests, slightly below the current zoning allowance of 143 rooms. The ground floor will host a welcoming lobby and a spacious two-story commercial area along Lake Street, complete with a third-floor amenity space situated below the room tower above. While the first three levels will be adorned with glass and planter accents, the 11 upper floors will feature a clean blue-stone facade adorned with punched windows and planters. The crowning jewel of the project will be a glass-clad skylounge on the final floor, likely housing a bar and offering a small outdoor terrace with a city view. Notably, the eastern face of the building, where windows are prohibited by code, will showcase a massive community mural.

Navigating Zoning Challenges

To bring this innovative concept to life, the developers will need to secure a zoning change, a process that involves approval from both the Chicago Plan Commission and City Council. Surprisingly, the current plans do not include on-site parking, except for four temporary spots at the front entrance on Carpenter Street. While no budget details have been released, the developers have set their sights on a 2026 opening date, which implies groundbreaking activities scheduled for next year.
