Project Details and Location
The proposed development will consist of an eight-story building with 371 residential units and 7,500 square feet of retail space. The site, located at 4201, 4321, 4351, and 4383 Southwest 75th Avenue in the Glenvar Heights neighborhood, is currently occupied by a collection of warehouses. Coastland has secured the 5-acre property, which is owned by Norle Properties Corporation and Leal Capital Trust 2, under a contract for an undisclosed amount.
Workforce Housing Component
A key feature of the project is the inclusion of workforce housing. Out of the 371 units, 55 will be reserved for households earning no more than 120 percent of the area median income (AMI), which is $79,400 according to the Florida Housing Finance Corporation.
Approval Process and Future Expansion
Coastland has submitted an application to Miami-Dade County for administrative site plan approval. This development is the first phase of a larger two-phase project. The second phase, which will add more units, is planned for a neighboring site currently occupied by warehouses. The total number of units across both phases is expected to reach approximately 780, though this may change as the project design evolves.
Neighborhood Transformation
The Glenvar Heights area, where the project is located, is undergoing significant changes, evolving into a live-work-play community with an industrial aesthetic. This transformation is reminiscent of the early redevelopment stages of Miami’s Wynwood neighborhood, which was initially a garment district and is now known for its art scene and industrial vibe. Wynwood is currently experiencing a second wave of redevelopment, marked by the introduction of new high-rise buildings.
Coastland Residential's Background
Coastland Residential, led by co-founders Anthony Seijas and Alejandro Rodriguez, is a real estate investment and development firm with a portfolio exceeding 5,000 multifamily units. Last year, the company acquired a 7.8-acre site in Doral for $38 million, where it plans to build a 10-story, 690-unit apartment project.
Rising Demand for Affordable Housing
The demand for below-market rate housing in South Florida has surged due to a shortage of affordable housing and the recent influx of new residents from other states, which drove up rental prices between 2020 and 2022. Developers across the region are responding to this demand by creating more affordable housing options. For example, the Pérez family’s Related Group is planning a 12-story, 316-unit public housing development in Miami-Dade’s West Little River neighborhood.
