  • Vertical construction has officially begun at Four Seasons Private Residences Coconut Grove, Florida's first standalone Four Seasons residential development.
  • The 20-story waterfront tower will feature 70 residences and four penthouses overlooking Biscayne Bay, with completion expected in 2028.
  • Earlier this year, the project secured $323.8 million in construction financing, reinforcing strong lender and buyer confidence.

What the Project Includes

Vertical construction is officially underway at Four Seasons Private Residences Coconut Grove, marking a significant milestone for one of South Florida's most anticipated luxury residential developments. Located at 2699 South Bayshore Drive, Coconut Grove, Miami, FL 33133, the 20-story waterfront tower is the first standalone Four Seasons residential property in Florida. Foundation work has been completed, allowing the project to begin rising above Biscayne Bay as construction remains on schedule for a 2028 delivery. Developed by CMC Group and Fort Partners, the project represents another high-profile branded residence entering South Florida's luxury housing market.

What the Development Will Offer

The luxury tower will feature 70 private residences ranging from 2,025 to 3,975 square feet, along with four penthouses measuring up to 9,690 square feet. Designed by Luis Revuelta, with interiors by Michele Bönan, the building incorporates a curved architectural design that maximizes panoramic water views through floor-to-ceiling windows. Residences will feature open floor plans, ceiling heights ranging from 10 to 11 feet, and private elevator entries.

"Reaching this milestone is a significant moment because it demonstrates that our vision for Four Seasons Private Residences Coconut Grove is becoming a reality. From the outset, we believed this would be an exceptional addition to Coconut Grove — from its location to its design and the strength of the Four Seasons brand — and it's rewarding to see that confidence reflected as construction advances. CMC Group and Fort Partners have always been committed to delivering projects that stand the test of time, and we're pleased to see this one progressing as planned." — Ugo Colombo, Founder of CMC Group

What Amenities Residents Can Expect

Although the development does not include a hotel, residents will have access to a full suite of Four Seasons-branded services and resort-style amenities. The property will feature a waterfront pool deck, restaurant, fitness center, yoga studio, massage treatment rooms, spa with a cold plunge, hydromassage pool, horizontal shower, ice fountain, and a Roman-inspired sauna circuit. Residents will also receive signature Four Seasons services, including a dedicated Director of Residences, Lifestyle Manager, housekeeping, butler service, valet, in-residence dining, and wellness programming.

What Buyer and Lender Confidence Looks Like

Construction follows the project's successful $323.8 million construction loan, which attracted strong interest from institutional lenders earlier this year.

"Reaching vertical construction is an exciting milestone, but what has been most encouraging is that buyer interest has been exceptionally strong since the project's launch, well before we even broke ground. That momentum continues as buyers recognize the strength of the Four Seasons brand and the proven track record of CMC Group and Fort Partners in delivering residences of exceptional quality." — Christine Martinez de Castro, Chief Sales and Marketing Officer, CMC Group

Since sales launched in 2024, the development has generated demand from local, national, and international buyers seeking branded luxury residences in Coconut Grove. According to the developers, the combination of buyer interest and institutional financing reflects continued confidence in both the project and the South Florida luxury residential market.

"The most successful projects are the ones that inspire confidence long before they're completed. The continued interest we've seen from buyers, together with the support of our financial partners, reflects the quality of this development and the experienced team behind it. We're pleased to see construction advancing on schedule as Four Seasons Private Residences Coconut Grove continues to take shape." — Nadim Ashi, CEO of Fort Partners

What This Means for Coconut Grove

Four Seasons Private Residences Coconut Grove adds another landmark project to Miami's growing collection of branded luxury residences. As global hospitality brands continue expanding into standalone residential developments, Coconut Grove remains one of the city's most desirable waterfront neighborhoods for high-end buyers. With construction now moving vertically and delivery expected in 2028, the project further strengthens South Florida's position as one of the nation's most active markets for luxury residential development.
