Clay Development & Construction has broken ground on two new industrial distribution buildings at Uplands Twinwood Business Park in Brookshire, a western suburb of Houston. The two buildings, Twinwood Distribution Center IV and Twinwood Distribution Center V, will collectively add 552,240 square feet of industrial space to the 200-acre first phase of the business park. Twinwood IV is planned for 291,720 square feet at 2573 Discovery Hills Parkway, while Twinwood V will contain 260,520 square feet at 2579 Discovery Hills Parkway. The two buildings are part of a larger industrial development along the Interstate 10 corridor, where Brookshire has continued to attract logistics and distribution projects serving the greater Houston region.
What The Industrial Buildings Will Include
Both buildings are designed for modern distribution and warehouse users, with 36-foot clear heights that provide additional vertical storage capacity. The projects will also include dock-high loading, drive-in ramps and office space. According to Clay Development, Twinwood IV will have 63 dock-high doors, four drive-in doors, 150 automobile parking spaces and 86 trailer spaces, while Twinwood V will have 69 dock-high doors, four drive-in doors, 192 automobile parking spaces and 34 trailer spaces. The buildings are also planned with 2,000-amp electrical service and ESFR fire sprinkler systems, giving future tenants the infrastructure needed for large-scale distribution operations.
What The Location Offers Industrial Tenants
Uplands Twinwood Business Park sits near Interstate 10, giving industrial users direct access to the major east-west transportation corridor through Texas. The location also provides access to Houston and surrounding population centers while remaining outside the denser urban core. That combination has helped make Brookshire an increasingly active market for large distribution facilities. Clay Development previously completed Twinwood Distribution Center III, a 767,520-square-foot cross-dock facility at 2193 Discovery Hills Parkway. That building was completed in 2024 and was later sold to Bridge Logistics Properties in 2026. The latest construction therefore represents another major expansion of the Twinwood industrial campus.

Construction on Twinwood IV and V is now underway, with completion targeted for the first quarter of 2027. Texas Department of Licensing and Regulation records for Twinwood IV identify June 29, 2026 as the project's start date and list the new building at 2573 Discovery Hills Parkway as a privately funded industrial distribution facility. Both properties are being marketed for future tenants, with KBC Advisors serving as the third-party leasing agency.
