Claridge Homes Plans 129-unit Condo Development in Ft. Lauderdale

Claridge Homes, the Canadian developer based in Ottawa and led by Bill Malhotra, has proposed a new condominium development in Fort Lauderdale along the Intracoastal Waterway. The city’s Development Review Committee is set to evaluate the plans for the project, known as 3000 Waterside, located at 3000 East Oakland Park Boulevard.

Property Acquisition and Demolition

Claridge Homes 3000 Waterside, a subsidiary of the developer, purchased the 2.16-acre property for $12.5 million in 2022. Subsequently, they demolished an existing office building on the site.

Architectural and Landscape Design

FSMY Architects + Planners is responsible for the architectural design of the project, while Barranco – RLA is the landscape architect.

Building Specifications

The proposal includes a 19-story building reaching 162 feet to the roof (or 184 feet to the parapet), totaling 352,087 square feet. It will comprise 129 condos, a 4,000-square-foot restaurant, and 310 parking spaces. Additionally, the development will feature seven piers with 14 boat slips.

Condo Layout and Amenities

The condos will be situated in the 19-story building facing the water, connected to a six-story parking deck on the west side. The units range from 1,078 square feet to 2,648 square feet, offering a variety of two-bedroom, three-bedroom, and penthouse options. Amenities include a pool deck, hot tub, gym, and spa within the building.

Exterior Design Features

Renderings showcase a modern design characterized by extensive use of glass, gentle curves, and a symmetrical layout. Light gray smooth stucco, exposed concrete columns, aluminum louvers, and glass railings adorn the facade. The parking garage exterior exhibits a wave-like pattern using light and dark gray tones, enhanced with textured stucco and wood finish ceramic tiles. Landscaping elements such as palm trees add a natural touch.

Comparison with Previous Plans

The previous owner had approval for a different project involving three 15-story towers with a total of 103 condos. Claridge Homes’ revised proposal consolidates the previous plans into a single development, reducing the overall massing by approximately 19% and incorporating more landscaping elements.
