The Austin City Council has given its approval for a planned unit development rezoning, paving the way for the $1 billion redevelopment of the Brodie Oaks shopping center in southwest Austin by developers Barshop & Oles and Lionstone Investments.
What the new plan entails: The shopping complex, originally constructed in the 1980s, has been underused. The ambitious redevelopment plan aims to transform the area into a 37.6-acre mixed-use district, expected to include approximately 1.3 million square feet of office space, 1,700 residential units, dining venues, retail spaces, and potentially a 200-key hotel. Additionally, the plan features a significant 13.7 acres of open space and envisions the construction of nine buildings, reaching heights of up to 25 stories.
Addressing community concerns about building heights and environmental impacts, modifications were made to the design, incorporating more green space and reducing the existing impervious cover.
A long time coming: This extensive project has been in the works for at least four years. With the city council's approval, the focus can now shift towards finalizing designs and commencing the first phase of permitting, expected to start by the following year. The initial phase of construction is projected to kick off in 2025 and conclude by 2027. The entire redevelopment endeavor is estimated to take up to 10 years for overall completion.
The team behind the project: In collaboration with Barshop & Oles and Lionstone, the redevelopment team comprises notable entities such as Overland Partners for architecture, DPZ Codesign for urban planning, Nelsen/Nygaard for transportation planning, BOE for transportation consultation, Speck and Associates for design, Armbrust and Brown for legal support, and LJA Engineering.
