1 Park Row, a 23-story mixed-use building in the Financial District of Lower Manhattan, is nearing completion. Developed by Circle F Capital, the project was financed by a $90 million construction loan from Parkview Financial in 2021.
The project in numbers: The building will rise to 305 feet and encompass 103,000 square feet, with 58 condominium units in one- to three-bedroom configurations, as well as 19,000 square feet of office and retail space on the lower levels.
The team behind the project: Besides being developed by Circle F Capital, this building was designed by Fogarty Finger Architects, while Fogar Cauldwell Wingate is the general contractor. 1 Park Row Development LLC is the property owner. Interior designer Paris Forino is responsible for the project's aesthetics, and Ryan Serhant of SERHANT is leading the sales and marketing efforts.
Location, location, location: 1 Park Row is strategically located at the junction of Park Row and Ann Street, directly facing the southern end of City Hall Park, which ensures convenient access to nearly all subway lines, including the Fulton Transit Center, Santiago Calatrava's Oculus at the World Trade Center, and additional stations at the base of the Brooklyn Bridge, City Hall, and Chambers Street.
