What Vertical Construction Means For 94 NE 29th Street In Miami

Construction has officially moved vertical at 94 NE 29th Street as The Rider Residences begins rising above foundation level. The 12-story boutique condominium is advancing at a pace of roughly one floor every one to two weeks, with topping out expected later this year. Full completion is targeted for 2027. The address sits at the intersection of Wynwood, Midtown, Edgewater, and the Design District, one of Miami’s most active development corridors.

What The Project Scale Means For Boutique Condo Supply

The Rider will deliver 152 fully furnished residences in studio through three-bedroom layouts, including penthouses. Floor plans range from 386 to 1,612 square feet, with select layouts offering dens and additional half baths. The project is intentionally positioned as a smaller-scale luxury asset rather than a mega tower. Ground floor and rooftop levels will add approximately 11,000 square feet of retail and food and beverage space, activating the site beyond residential use.

What Pre-Sales And Financing Mean For Market Confidence

The project is already more than 50% pre sold, drawing buyers from Europe, South America, and New York. In late 2025, the development secured a $90 million construction loan from Banco Inbursa, strengthening capital certainty through completion. Buyers also have the option to transact using cryptocurrency, expanding the investor pool. Sales and marketing are led exclusively by Cervera Real Estate.

What The Development Team Means For Execution

The project is a joint venture between Ciprés and Rilea Group, with Beauchamp Construction serving as general contractor. Leadership emphasized a focus on precision over scale, positioning the building as a design-driven, long-term asset rather than a commodity product. That strategy aligns with shifting buyer demand toward distinctive boutique inventory.

What The Design Approach Means For Buyer Appeal

Architecture is led by Deforma Studio, blending industrial influences from Chicago and New York with Miami-modern elements. Interiors by RADYCA feature midcentury-inspired furnishings, curated artwork, and high-end finishes, including Bertazzoni appliances, Italkraft cabinetry, Cosentino countertops, and Porcelanosa fixtures. Residences include smart home systems, impact glass, and open plan layouts built for flexible living.

What The Amenity Package Means For Lifestyle Positioning

Amenities are designed to deliver hotel-style living within a residential setting. Highlights include a rooftop pool deck, private elevator restaurant and bar, office suites, vinyl listening room, pet spa, and fitness center. Wellness offerings feature cold plunges, infrared saunas, and a marble hammam. Residents also get valet service, EV charging, structured parking, and shared vehicles, including motorcycles, Vespas, and e-bikes.
