Over three years after receiving initial approval from the city, Related Midwest's ambitious 400 Lake Shore Drive proposal is finally showing signs of life. Situated on the former Chicago Spire site, the development boasts a prime location, bordered by the Chicago River to the south and Lake Shore Drive to the east.
Exciting progress is underway, as evidenced by the pending permit at 462 E. North Water St. The filing reveals that construction will commence with the northern tower. Designed by Skidmore, Owings and Merrill, this awe-inspiring 73-story skyscraper is set to rise 875 feet tall, featuring a captivating glass and aluminum window wall adorned with decorative metal accent panels. Upon completion, the development will present 635 rental apartments with breathtaking views of downtown and Lake Michigan, complemented by 300 underground parking spaces to serve the building's residents.
One of the most significant aspects of the project is Related Midwest's commitment of $10 million towards the development of DuSable Park, a plot of land situated across from the site on the east side of Lake Shore Drive. Furthermore, Founder's Way will be completed as part of the project, creating a beautifully landscaped riverfront walkway that extends all the way to DuSable Park, enriching the surrounding community.
A noteworthy element of the development is the inclusion of 20% affordable housing units, ensuring that the project caters to diverse needs and fosters inclusivity. To facilitate the realization of this ambitious vision, the project is in the process of securing a substantial $510 million in funding from the Illinois Housing Development Authority. With permits and financing in progress, the long-dormant proposal is now on track towards groundbreaking, signaling a new chapter in this remarkable development. While the timeline for completion remains uncertain, the exciting progress is undoubtedly a cause for anticipation and celebration.
