What the Approved Development Includes
The Chicago City Council has approved plans for a new residential building at 2329 W. Moffat St., allowing the redevelopment of a vacant corner lot at the intersection of West Moffat Street and North Winnebago Avenue. Developed by KMW Communities, the project will rise five stories and reach approximately 70 feet in height. The building will deliver 30 residential units without ground-floor retail, replacing an underutilized site with new housing in one of Chicago's growing neighborhoods. Residents will also benefit from six on-site parking spaces accessed from the alley and 30 indoor bicycle parking spaces, reflecting the neighborhood's emphasis on alternative transportation.
What the Residential Building Will Offer
Designed by Eckenhoff Saunders, the development features a mix of four studio apartments, 22 one-bedroom residences, and four two-bedroom units. The main residential entrance will face North Winnebago Avenue, while the ground floor will also include five apartments, bicycle storage, and mechanical space. The upper floors will contain six or seven residences each, with select apartments offering private balconies. Residents will also have access to a shared rooftop deck, providing outdoor space and neighborhood views that enhance the building's amenity package.
What the Affordable Housing Plan Means
As part of Chicago's Affordable Requirements Ordinance, the development will include six affordable housing units, helping expand housing opportunities within the neighborhood while supporting the city's affordability goals. To accommodate the project, the property will be rezoned from RS-3 and RT-4 to a unified B2-3 zoning designation. The zoning change allows the higher-density residential development to move forward while transforming a vacant parcel into productive housing.
