What the New Development Includes

The Chicago City Council has approved a new residential development at 3909 N. Ashland Avenue in Chicago's Lake View neighborhood. The project, developed by Coen Construction and designed by MC & Associates, will replace an existing vacant two-story commercial building located between West Irving Park Road and West Byron Street. The new building will rise four stories and include eight residential units. Plans also call for three outdoor vehicle parking spaces and eight bicycle parking spaces at the rear of the property. Because the project contains fewer than 10 residential units, it is not required to provide affordable housing under the city's current regulations.

What the Residential Layout Will Look Like

The ground floor will feature the building's main residential entrance along with a one-bedroom apartment at the front of the property. A two-bedroom unit will occupy the rear portion of the first floor and include a private outdoor deck. The upper three floors will each contain two residences arranged at the front and rear of the building. Every upper-floor home will feature a two-bedroom layout with its own private inset balcony, providing residents with additional outdoor living space.

What Approval Means for the Project

With City Council approval secured, the property will be rezoned from B1-2 to B2-3, allowing the proposed residential development to move forward. The project represents another small-scale infill development that will introduce new housing while replacing a long-vacant commercial property along North Ashland Avenue. Although construction is now permitted, the development team has not announced a groundbreaking or estimated completion date.
