Chicago City Council has approved plans for a new residential development at 1801 N. Winnebago Ave., paving the way for additional housing in the city's North Side. The project, led by 1801 N. Winnebago LLC will rise at the northeastern corner of W. Bloomingdale Avenue and N. Winnebago Avenue, adjacent to CTA tracks along the site's eastern edge. The property is currently occupied by a small one-story building and a surface parking lot. Those existing uses will be replaced with a new four-story apartment building designed by Red Architects.
What the New Development Will Include
The proposed building will contain 30 residential units spread across four stories. The unit mix includes nine studio apartments and 21 two-bedroom residences, with 10 units planned on each of the upper three floors. Several apartments will feature private balconies, while all residents will have access to a shared rooftop deck. The development will not include any ground-floor commercial space. At street level, the building will feature a residential lobby facing N. Winnebago Avenue, along with a mail room and package area. The remainder of the ground floor will house 23 vehicle parking spaces, 30 bicycle parking spaces, and mechanical areas. Vehicle access to the parking garage will be provided through a curb cut on W. Bloomingdale Avenue.
What City Approval Means for the Project
With City Council approval now in place, the property will be rezoned from M1-2, a light industrial designation, to B2-3, which permits the planned residential use. The zoning change clears a major hurdle for the development team and allows the project to advance into the permitting phase. A construction timeline has not yet been announced.
