What the New Melrose Triangle Plan Includes

The Charles Company is moving forward with a new vision for the Melrose Triangle development, a long-vacant site at 9060 Santa Monica Boulevard in West Hollywood. The project site, which has remained an empty excavation pit since construction activity began in 2021, has been the subject of redevelopment proposals for more than a decade. The latest proposal shifts the focus away from office space and toward housing. Plans call for three interconnected seven-story buildings containing 282 one- and two-bedroom apartments. Of those units, 66 would be reserved as affordable housing for seniors. In addition to residential uses, the project would include 96,000 square feet of retail and restaurant space along with parking for 528 vehicles.

What Changed From Earlier Plans

The newest proposal marks a significant departure from previous versions of the project. Initial plans called for a four-story development with 137,000 square feet of office space, 82,000 square feet of retail space, and 76 apartments. Later revisions increased office space to roughly 225,000 square feet while maintaining a similar residential count and reducing retail space. The latest redesign reflects changing market conditions and a sharp decline in demand for office space. Instead of an office-driven development, the project is now centered on residential housing supported by retail and dining uses.

What the Development Will Look Like

Corbel Architects is designing the project, with SWA Group serving as the landscape architect. The development is organized around a large central courtyard that will serve as the focal point of the site. Retail shops, restaurants, and outdoor dining areas are planned around the courtyard, creating a pedestrian-oriented environment. Main access points are proposed along Santa Monica Boulevard and at the intersection of Melrose Avenue and Almont Drive. Project materials describe the public space as a series of connected outdoor zones designed to support everyday activity, retail spillover, seasonal events, and pop-up experiences.

What the Project Means for West Hollywood

The revised proposal highlights how developers are adapting projects to changing market conditions. As demand for office space remains uncertain, many developers are reevaluating previously approved office projects and exploring residential alternatives. For West Hollywood, the new plan would add hundreds of housing units, including affordable senior housing, while activating a high-profile site that has sat largely dormant for years. The project would also expand the area's retail and restaurant offerings in one of the city's most visible commercial corridors.

What Comes Next for Melrose Triangle

The newly unveiled concept was recently presented to the community and represents the latest chapter in the long-running effort to redevelop the Melrose Triangle site. If approved, the project would transform a vacant excavation site into a mixed-use residential destination, bringing new housing, retail activity, and public gathering space to a prominent corner of West Hollywood.
