The Chapman Group has unveiled revised plans for 231 East 94th Street, a forthcoming 46-story residential skyscraper set to make its mark in the Yorkville neighborhood of Manhattan's Upper East Side. This impressive project, designed by Hill West Architects, promises to be a game-changer in the city's skyline.
The Towering Vision
Soaring to a height of 524 feet, this architectural marvel will encompass 385,831 square feet of space, delivering a total of 452 units that range from studios to two-bedroom layouts. Notably, 113 of these units will be designated for affordable housing, addressing the city's ongoing need for such housing options. Beyond residential spaces, the development will feature ground-floor commercial and community facility areas, as well as a rear yard, enriching the surrounding neighborhood.
A Transformative Project
The development will replace two low-rise parking garages, an auto repair shop, and a vacant five-story apartment building situated between Second and Third Avenues. This ambitious undertaking is currently undergoing a ULURP (Uniform Land Use Review Procedure) review by the Department of City Planning. The review process, initiated in mid-October, is expected to conclude by May 2024, offering insights into the rezoning of the former manufacturing district.
Architectural Highlights
Renderings and diagrams of 231 East 94th Street reveal a symmetrical building design with a four-story podium along East 94th Street. The primary tower showcases a conventional stack of rectangular floor plates, leading to a tall mechanical bulkhead. Notably, the skyscraper's exterior is depicted as being clad in an eye-catching red brick façade. While initial plans called for 500 apartments and 150 affordable units, the fundamental structure's attributes remain unchanged, including a height of 524 feet, including the bulkhead. The Chapman Group is also exploring the acquisition of neighboring air rights from the western half of the city block.
Living Spaces
The vast majority of units within the skyscraper will be one-bedroom apartments, ranging from 483 to 697 square feet in size. However, the sixth floor of the building offers the largest two-bedroom units, measuring a generous 1,200 square feet.
A Skyline-altering Addition
Upon completion, 231 East 94th Street will stand as one of the tallest structures in the Upper East Side, adding a touch of modern elegance to the neighborhood. It is conveniently located near the Q train station at the 96th Street station along Second Avenue, offering seamless access to public transportation. Additionally, the 6 train station at the 96th Street station on Lexington Avenue lies just a short distance to the west, further enhancing connectivity in the area.
