Catapult Real Estate Solutions has proposed an innovative seven-story mixed-use development at 4006 N Sheridan Road in Uptown, Chicago. 

The plan: This ambitious project is set to replace an existing low-rise commercial structure at the junction of Sheridan and Irving Park Road. The development plan envisions 92 modern living units, complemented by 3,100 square feet of ground-level retail space.

Internally, the 92 units will be thoughtfully distributed, featuring 12 studios, 52 one-bedroom residences, and 28 two-bedroom units. Adequate parking provisions for 36 cars and secure parking for 92 bicycles have been integrated into the plans.

The new look: The recently unveiled rendering offers a glimpse into the aesthetics, showcasing multicolor grayscale cladding, inset balconies, and an inviting semi-enclosed rooftop deck. The identity of the project's architect remains undisclosed at this time.

Location, location, location: This development has a very strategic location with convenient access to various public transit options. Multiple bus routes, including X9, 36, 80, and 151 are accessible within a brief five-minute walk. For rail commuters, the nearest CTA Red Line Station, Sheridan Station, is a mere two-minute walk to the south.

What’s next: As for the construction timeline, specifics are pending determination. Urbanize Chicago highlights the necessity of Zoning Board of Appeals (ZBA) approval before advancing further. Several variances, such as a reduction in parking spaces and loading berths, as well as the inclusion of residential usage below the second floor, will be essential for project progression.
