  • Catalfumo Companies secured a $401 million loan from Northwind to complete The Ritz-Carlton Residences in Palm Beach Gardens.
  • Berkadia arranged the financing package for the 106-unit luxury waterfront condo project.
  • The development is already 35 percent presold ahead of completion later this year.

What the Ritz-Carlton Residences Financing Covers

Catalfumo Companies landed a $401 million bridge loan to complete The Ritz-Carlton Residences, Palm Beach Gardens, one of South Florida’s largest waterfront condominium projects currently under construction. The financing was provided by Northwind and arranged by Berkadia’s Scott Wadler and Michael Basinski as the development enters its final construction phase.

Located at 2200 PGA Boulevard, the Ritz-Carlton-branded development spans 14 acres with approximately 1,040 feet of frontage along the Intracoastal Waterway. The project will feature 106 condominium residences across three seven-story buildings.

What Makes the Palm Beach Gardens Project Stand Out

Catalfumo Companies is positioning the project as a resort-style waterfront community focused on luxury amenities and hospitality-driven living. The development will include a private 29-slip marina, waterfront restaurant, spa facilities, fitness center, clubhouse, swimming pool, pickleball court, and approximately 20,000 square feet of wellness-focused amenities.

Northwind founder and managing partner Ran Eliasaf said the project’s marina access, Ritz-Carlton branding, and oversized waterfront residences strengthened the property’s financing profile. The project is already 35 percent presold ahead of completion, reflecting continued demand for branded luxury condominium developments across Palm Beach County and South Florida.

What the Deal Signals for South Florida Luxury Real Estate

The financing underscores continued institutional confidence in South Florida’s luxury residential market despite elevated interest rates and tighter lending standards across commercial real estate.

For Catalfumo Companies, the financing marks another milestone in delivering one of Palm Beach Gardens’ most prominent waterfront residential projects. For Northwind, the deal reflects continued appetite for high-end residential developments backed by strong sponsorship, premier waterfront locations, and established presale momentum. For Berkadia, the transaction reinforces the firm’s role in arranging large-scale financing for trophy residential projects across high-growth Southeast markets.
