Affordable Housing Opens in Irvine
Located at 17861 Cartwright Road, Irvine, CA 92614, Cartwright Family Apartments has officially welcomed its first residents. Developed by C&C Development in partnership with Riverside Charitable Corp., the $43 million community provides affordable housing for households earning between 30% and 80% of Area Median Income (AMI). A portion of the apartments has been reserved for veterans, while leasing preferences are offered to current Irvine residents and individuals employed by the City of Irvine.
Designed for Families
Designed by KTGY, the development consists of a single four-story residential building containing 60 apartments. The unit mix includes 15 one-bedroom, 17 two-bedroom, and 28 three-bedroom residences. Apartments feature contemporary finishes, private balconies, and spacious floor plans designed to support family living. The building's horseshoe-shaped layout surrounds a central courtyard that serves as the heart of the community.
Resort-Style Amenities
Residents have access to a variety of indoor and outdoor amenities. The property includes a swimming pool, barbecue pavilion, children's playground, landscaped gathering areas, bike storage, a community room with a kitchen, computer room, laundry facilities, leasing office, and dedicated office space for supportive services. The amenity package reflects the growing emphasis on providing affordable housing communities with features comparable to market-rate developments.
Public and Private Financing
The project was financed through a combination of public and private capital sources. Funding included support from the City of Irvine and Orange County, construction financing from Bank of America, permanent financing from Citi Community Capital, and Low-Income Housing Tax Credit equity provided by National Equity Fund and Bank of America. Additional support came from the California Tax Credit Allocation Committee and the California Debt Limit Allocation Committee.
