  • Burlington Mall adding new restaurants, retail, and entertainment concepts in 2026
  • Expansion includes first-to-Massachusetts brands and experiential tenants
  • Strategy focused on lifestyle-driven, high-traffic retail environments

What Burlington Mall is adding

Burlington Mall is expanding its tenant mix with a wave of new dining, retail, and entertainment concepts aimed at repositioning the property as a full lifestyle destination in Greater Boston. The lineup includes new restaurants, interactive experiences, and national retail brands, reflecting a shift away from traditional mall formats toward experience-driven environments.

What the tenant mix shows

The expansion is anchored by food and beverage concepts, including Rocco’s Tacos & Tequila Bar, marking its first Massachusetts location. Other additions include Wonder, a multi-chef dining concept, along with Waffle & Bagel and Soup Zen Hot Pot. These concepts are designed to increase dwell time and repeat visits. Retail tenants include Mavi, Gorjana, and Vuori, while existing tenants like Champs Sports are upgrading into larger spaces.

What leadership says about the strategy

“We are especially proud to introduce a strong mix of first-to-Massachusetts and highly sought-after concepts,” said Lauren Dalis.

“This next wave of openings reflects our commitment to creating a destination where shopping, dining, and entertainment come together.”

What this means for retail real estate

Burlington Mall’s expansion reflects a broader trend across retail, where landlords are prioritizing experience and tenant diversity. Food, entertainment, and interactive concepts are becoming key drivers of foot traffic as traditional retail faces ongoing pressure from e-commerce. Properties that successfully blend these elements are better positioned to maintain occupancy and increase tenant demand.

What this means for landlords and investors

For landlords, this strategy shows how malls are evolving to stay competitive. Adding experiential tenants and first-to-market brands helps differentiate assets and attract both consumers and retailers. For investors, it highlights that well-located retail centers can still perform by adapting to changing consumer behavior. Retail continues to shift toward experience-led destinations, and Burlington Mall is positioning itself to capture that demand.
