Bungalow Projects & Bain Capital File Permits for New Film Studio in Bushwick

Bungalow Projects, in partnership with Bain Capital, has submitted plans to develop a large movie production studio in Bushwick, Brooklyn. The proposed facility will cover about 300,000 square feet and be located at 242 Seigel Street, occupying most of the block between White Street and Bushwick Avenue. The project is set for marketing to potential tenants by early 2026, with completion expected in the first quarter of 2027.

Expansion in Brooklyn’s Key Neighborhoods

Bungalow, led by Travis Feehan and Susi Yu, has been focusing on developing studios in prime Brooklyn locations. After purchasing a development site in Red Hook earlier this year, Yu emphasized their goal to target well-amenitized areas for their studio projects. To secure the Bushwick site, Bungalow spent nearly $50 million, including $7.8 million for 246 Seigel Street and $26.6 million for nearby properties previously held by Fortress Investment Group. This acquisition followed a legal dispute involving Toby Moskovitz’s Heritage Equity Partners. Additionally, Bungalow purchased 232 Seigel Street for $14.8 million last year.

Red Hook Development and Broader Studio Expansion

Bungalow and Bain also have a separate studio project underway in Red Hook at 145 Wolcott Street, a 225,000-square-foot facility with four soundstages, which they bought for $34 million. Feehan explained their desire to enhance New York’s production capabilities, comparing the city's studios to those in Los Angeles and other production hubs. Bungalow and Bain aim to elevate New York’s studio infrastructure to match the quality of cities like LA, Atlanta, and Toronto.

Studio Development Boom in New York

New York City has seen a surge in studio developments in recent years. Nearby in Red Hook, Samson Stages is converting a warehouse into a 330,000-square-foot studio, while East End Capital is constructing a 275,000-square-foot complex in Sunnyside, featuring soundstages with ceiling heights of up to 37 feet. Bungalow and Bain’s ambitious plan involves creating 1 million square feet of studio space across New York.
