The Buena Park City Council has approved plans for a large residential community at 5600 Beach Blvd., clearing the way for the redevelopment of a nearly 14-acre industrial site currently occupied by Amway Corporation. The project will replace approximately 370,000 square feet of industrial space with 231 townhomes and duplex residences, as well as 50 affordable senior housing units, creating a total of 281 new homes. The redevelopment aims to expand housing opportunities for both first-time homebuyers and older adults in Orange County. Located just west of Buena Park Metrolink Station, the project will place future residents near regional transit, making it an attractive option for commuters.

Designed by KTGY, the development will feature a collection of contemporary three-story homes arranged throughout the site. Plans also include a community swimming pool, recreational facilities, and shared open spaces that will provide gathering areas for residents while enhancing the neighborhood's overall livability. The project is expected to transform an aging industrial property into a modern residential community while supporting Buena Park's long-term housing goals.

What Comes Next for the Site

Amway is expected to remain at the property through the end of the year before a development partner begins construction on the new community. The project continues Shopoff Realty Investments' growing residential pipeline across Southern California, including housing developments in Fountain Valley, Huntington Beach, and the large-scale redevelopment of Westminster Mall into a mixed-use community with more than 2,000 homes.
