What the Bridgeport Crossing Project Includes

Bridgeport Crossing is moving one step closer to construction after receiving final approval from the Chicago City Council. The $100 million mixed-use development will transform a former industrial property at 3301 South Justine Street in the McKinley Park neighborhood, just west of Bubbly Creek near North Ashland Avenue. The project is being led by Sharon Wong and designed by Kennedy Mann. Spread across approximately four acres, the development will combine residential, retail, public open space, and pedestrian-friendly amenities into a new neighborhood destination.

What the Four Buildings Will Deliver

The development consists of four primary components designed to create a walkable mixed-use community. A one-story commercial building at the corner of West 33rd Street will provide approximately 14,300 square feet of divisible retail space with outdoor patio areas and a public plaza. Behind the retail building, a five-story, 56-foot-tall residential building will include 67 for-sale condominiums, ground-floor office space, bicycle parking, a lobby, and a 69-space parking garage. The project's tallest structure will rise nine stories and 93 feet, delivering 132 additional for-sale condominiums above an 87-space parking garage. A landscaped green space and walking path will separate the building from the neighboring industrial property. The western edge of the site will feature nine three-story townhomes, each with private two-car garages accessed from rear drives.

What the Development Means for McKinley Park

In total, Bridgeport Crossing will add 208 residential units, including 42 affordable homes. While the final plan includes slightly fewer residences than the original 223-unit proposal, it preserves the project's mix of housing, commercial space, and public amenities. The development will also introduce a new internal roadway, visitor parking, landscaped courtyards, pedestrian pathways, and green spaces connecting the various buildings. Exterior materials are expected to include masonry, glass, and metal panel systems, giving the project a contemporary appearance while complementing the surrounding neighborhood.

What Happens Next for the Development

With City Council approval now secured, the project has completed its entitlement process and is ready to move into construction. Developers plan to break ground this summer, with construction expected to take approximately two years. If the schedule remains on track, Bridgeport Crossing is anticipated to welcome its first residents and commercial tenants by late 2028, bringing new housing and retail opportunities to one of Chicago's evolving South Side neighborhoods.
