A New Chapter for a Brickell Landmark
Originally completed in 2005 by the Rilea Group, One Broadway was among the first buildings to bring short-term rentals to Brickell. The 37-story tower at 1451 South Miami Avenue is being transformed into La Mare Hotel & Residences Brickell Miami, marking a new era for the structure and the neighborhood.
The project will completely revamp the building's interior and exterior. Barcelona-based Barcelo-Balanzo Arquitectes is leading the redesign. Form Group, Inc. is the architect of record, and Youssef Hachem Consulting Engineering will provide structural services.
From 371 Units to Luxury & Hospitality Blend
One of the most significant shifts in the redevelopment is the conversion of all 371 existing residential units into 198 luxury residences and 123 hotel suites. This hybrid model aims to attract both long-term residents and short-stay guests seeking upscale accommodations in the heart of Brickell.
Units will include one-, two-, and three-bedroom layouts with open-concept interiors, floor-to-ceiling windows, and premium designer finishes. Select residences will offer panoramic views of the city and Biscayne Bay, complete with modern glass balconies to enhance the indoor-outdoor living experience.

Rooftop Pools, Sky Bars, and Premium Amenities
Developers are taking full advantage of the building’s verticality with new rooftop programming. Two pools, surrounded by entertainment spaces and lounge areas, will top the tower, along with a penthouse-level lounge and fitness center featuring state-of-the-art equipment.

A covered terrace with a reflecting pond
A multi-purpose recreation deck
On-site food-and-beverage venues, including a sky bar and café
Ground-level retail and restaurants to activate the street and engage the pedestrian environment
A Modern Façade and Urban Integration
Visually, La Mare will bear little resemblance to the original One Broadway. The redesign introduces a sleek glass façade with continuous balconies, complemented by backlit steel mesh panels on the rooftop parapet and refined public-facing elevations.
The project will include upgraded pedestrian paving, enhanced lighting, and landscaping on the ground level, which will better integrate the tower into the surrounding urban fabric of Brickell’s dense, walkable district.
From OB Suites to a Flagship Destination
Following its stint as OB Suites on Brickell, a four-star apartment hotel launched in 2018, One Broadway later shuttered operations to make way for this transformation. Its new iteration as La Mare signals a return to form for a key Brickell site, this time with a high-end twist.
For investors and brokers, the redevelopment represents a strategic play in one of Miami’s most in-demand submarkets. As Brickell continues to mature into a full-fledged 24/7 district, projects like La Mare are shaping the next wave of luxury urban hospitality.
