A major residential and hospitality redevelopment has been approved for the former Hotel Saddleback property at 12500 Firestone Boulevard in Norwalk. The 7.7-acre site will be divided into two development areas. Approximately 5.9 acres will be used for 120 new single-family homes and townhomes, while a separate 1.8-acre parcel will be reserved for a future hotel. The redevelopment will replace the existing 230-room Hotel Saddleback, which currently includes restaurant and banquet facilities.

What The Residential Development Will Offer

The residential portion is being developed by Brandywine Homes and will include a mix of single-family homes and townhomes. Plans call for two- and three-story buildings with three- and four-bedroom floor plans, creating a substantial new housing component on a property that was previously dedicated primarily to hotel use. Angeleno Associates is designing the residential portion. The site plan shows the homes arranged across the western and central portions of the property, with internal circulation areas connecting the new neighborhoods between Firestone Boulevard and Front Street.

What Is Planned for the Hotel

The remaining 1.8-acre parcel will be reserved for a new four-story hotel with approximately 130 guest rooms. Vaidehi Inc. is identified as the hotel developer, with Flores Design Group attached to the design. The hotel site sits near the intersection of Firestone Boulevard, Bloomfield Avenue and Rosecrans Avenue. The current plan calls for 130 rooms across four stories, although some details could change depending on the eventual hotel operator and market conditions.

What The Project Means for the Site

The redevelopment significantly changes the property's mix of uses. The existing Hotel Saddleback has 230 rooms, along with restaurant and banquet space. Under the approved plan, the majority of the property will instead become housing, while a smaller portion will continue to support hotel use. More than 400 vehicle parking spaces are planned across the overall development. The combination of new housing and a future hotel allows the site to continue supporting hospitality activity while adding a much larger residential component to the property.

What Planning Approval Allows

The redevelopment was approved through an amendment to the Heart of Norwalk Specific Plan. The plan traces back to a Vision Plan the city adopted in 2021 to guide new housing and redevelopment in the surrounding area, though the Specific Plan itself, the actual zoning framework this project amends, wasn't finalized by the city until late 2025. The approval establishes the development framework for the residential and hotel components, although a construction timeline has not yet been announced. The project will ultimately transform a long-established hotel property into a mixed residential and hospitality development with 120 homes, 130 hotel rooms and more than 400 parking spaces.
