BP Unveils $20M Renovation Plans for Houston Headquarters

BP, the London-based oil company, is set to embark on a $20 million renovation project for a significant portion of its North American headquarters, located in Houston's Energy Corridor

What BP’s plans are: The renovations will encompass the 10th through 14th floors of the Westlake One office building at 501 Westlake Park Boulevard, covering approximately 113,000 square feet within the nearly 1 million-square-foot structure.

Construction is scheduled to commence in January, with the project expected to conclude by the fall. The design for this ambitious endeavor will be led by the Chicago-based firm Perkins+Will. Moreover, an additional $8 million renovation project targeting the 8th and 9th floors, totaling another 45,000 square feet, was registered earlier this summer, and construction is anticipated to finish by December.

A new investment in an ongoing series: BP's commitment to enhancing its workspace is not new. The oil company invested $100 million in the renovation of its 64-acre Houston campus back in 2019, following damage sustained during Hurricane Harvey in 2017. This renovation effort included improvements to conference rooms, the fitness center, and restaurant spaces, reflecting BP's dedication to providing a modern and comfortable work environment for its employees.

A good year for Houston: Houston's Energy Corridor has been a focal point of leasing activity throughout the year, with the availability of sublease space in Greater Houston shrinking from 6.3 million square feet to 1.6 million square feet. This decline can be attributed to a surge in leasing agreements signed in the Energy Corridor. Subleasing activity in the area witnessed a 32% increase year-over-year in the last quarter, according to JLL.

Furthermore, the Energy Corridor played a pivotal role in 60% of the city's top office sales transactions in the last quarter, as reported by Savills. It also constituted 33% of Greater Houston's office deals in the third quarter, underscoring its significance in the region's real estate landscape. BP's renovation initiatives align with the broader trends and developments in Houston's commercial real estate market.
