Construction Status

The building has topped out at eight stories, with crews now transitioning from structural work to the facade and exterior detailing. Aerial images show the structure wrapped in netting, with formwork and rebar active on the rooftop amenity level. The footprint of the project is fully defined and symmetrical, aligning with the mid-rise residential character of Bay Harbor Islands.

This phase of construction positions the project well for its targeted completion in the second half of 2026.

Designed by Frankel Benayoun Architects, with interiors by Craft Studio, 9900 West will offer 23 waterfront condos ranging from 1,202 to 3,206 square feet. Units include two- to four-bedroom layouts, with select residences featuring dens or home offices.

Each home features European-style kitchens with Miele appliances, quartz countertops, wine refrigerators, and spa-inspired bathrooms with walk-in closets. Floor-to-ceiling windows and nine-foot ceilings aim to maximize natural light and canal views.

Amenities and Marina Access

A central feature of the development is its private marina with 10 boat slips, capable of accommodating vessels up to 30 feet. There are no fixed bridges between the property and the Atlantic Ocean, making it an attractive option for boating enthusiasts. Paddleboard and kayak storage, as well as dock-side pickup areas, are also planned.
