A boutique condominium development is moving through the review process in Coral Gables with plans for a new residential building at 300 Malaga Avenue. The project, known as 300 Malaga, is being developed by Roger Development Group and would replace three existing single-family homes currently occupying the site. Plans call for a four-story building with 25 condominium units, ranging from one- to three-bedroom layouts. Most of the units are expected to feature larger floor plans than those in typical condo developments in the area. The property is located in Miami-Dade County within one of Coral Gables’ established residential neighborhoods.
What the Design Draws Inspiration From
The project was designed by Nichols Architects and incorporates architectural influences inspired by French-style design. According to project materials, the design references Coral Gables’ historic European-inspired architecture and several French-themed villages throughout the city. Although the structure is officially four stories tall, rooftop amenities create the visual appearance of a fifth floor. The building is planned to rise 56 feet above grade. Renderings show a residential design focused on upscale finishes and a more boutique-style living experience rather than large-scale high-rise density.
What Amenities Residents Will Have Access To
Communal amenities are planned for the rooftop level and include a swimming pool, fitness center, and outdoor barbecue areas. The development would also feature underground parking with 55 spaces, averaging slightly more than two parking spots per unit, a relatively high parking ratio for a residential project of this size. Developers appear to be targeting buyers seeking luxury residential options with additional privacy and lower-density living compared to larger Miami condominium towers.
What This Means for Coral Gables Development
The proposal reflects continued demand for boutique residential projects throughout Coral Gables, where smaller-scale luxury developments remain active despite broader shifts in South Florida’s condo market. Unlike many high-density developments in nearby Miami neighborhoods, projects in Coral Gables often place greater emphasis on architectural compatibility, landscaping, and neighborhood character. Roger Development Group purchased the development site for approximately $7.25 million in late 2025, according to reports tied to the transaction. The Coral Gables Development Review Committee is expected to review the proposal next week.
