Boomerang Industrial has broken ground on STX Frio, a new cold storage warehouse that will add 325,274 square feet of industrial space to the growing Interstate 35 corridor in Schertz, Texas. Located at 22218 FM 2252 on a 25-acre site, the development is less than half a mile from Interstate 35, providing convenient access to both the San Antonio and Austin metropolitan areas. The project is being developed through a joint venture between Boomerang Industrial and Marble Capital, with delivery targeted for the fourth quarter of 2027. The speculative facility is designed to accommodate companies involved in food distribution, food processing, manufacturing, and temperature-controlled logistics.

What the Facility Will Offer

STX Frio has been designed to support a wide range of cold storage operations with modern building specifications rarely found in the region. The warehouse will feature a 50-foot clear height, an 80-foot-deep refrigerated dock, 42 dock positions equipped with vertical storing hydraulic dock levelers, LED lighting, a Tyco Quell dry fire sprinkler system, a 200-foot truck court, 68 trailer parking spaces, and additional automobile parking. The building can accommodate a single tenant or be divided for two or three occupants, giving future users flexibility based on operational needs.

What Makes the Location Strategic

The project sits along one of Texas' fastest-growing industrial corridors, benefiting from rapid population growth and expanding food distribution networks throughout Central Texas. Its location also offers direct access to Port Laredo, the nation's largest inland port and one of the busiest U.S. ports of entry by trade value. That connectivity positions STX Frio to support both domestic distribution and cross-border logistics. Boomerang Industrial said it began studying the region's cold storage market in 2021 and identified a shortage of first-generation refrigerated warehouse space despite increasing demand.

What the Development Team Brings

Boomerang Industrial specializes in developing and operating cold storage facilities in underserved U.S. markets, while Marble Capital, which manages approximately $3.3 billion in assets, continues to expand its industrial real estate portfolio through strategic logistics investments. ARCO Design/Build is serving as both architect and general contractor for the project. Financing was arranged by JLL, which is also leading leasing efforts through Executive Managing Director Tim O'Rourke and the firm's industrial brokerage team.
