Blutrich Holdings Proposes 500+ Unit Tower Development in Downtown Miami

Toronto-based Blutrich Holdings, headed by Gil Blutrich, has put forth plans for a towering residential structure in downtown Miami, named Clear Residences.

Project Details 

The proposed site, spanning 0.55 acres at 130 S.E. First St. and 153 S.E. Second St., will be under consideration by the city’s Urban Development Review Board on May 15. Blutrich Holdings has secured the parking lot under contract from Clear Communities Miami South LP and Clear Communities Miami North LP, both managed by Meir Shai Ben-Ami in Miami.

Specifications

Clear Residences is projected to encompass 666,432 square feet, accommodating 549 residential units, 3,622 square feet of commercial space, and 157 parking spaces. While only 12 parking spaces are mandated by downtown area regulations, the developer intends to exceed this requirement to meet tenant demand.

Architectural Features

The proposed structure will soar 60 stories high, boasting amenity decks on several floors and featuring a rooftop adorned with a pool and a rain garden. Standard residential units will span from 486 to 965 square feet, with an additional 28 penthouses ranging from 1,931 to 2,179 square feet.

Design and Aesthetics

Designed by Miami-based Kobi Karp Architecture, the project aims for a modern architectural style that complements the downtown area's existing landscape. Notably, the design incorporates breaks in the tower’s façades to reduce the perception of mass, enhancing its visual appeal.
