Amid a significant shortage of industrial space, investment giant Blackstone (BX) is set to develop a new distribution center in Miami-Dade County's Airport West distribution area. This move highlights the urgent demand for warehouse facilities in the region.

Development Details

Blackstone's industrial arm, Link Logistics, has submitted a proposal to county officials for the construction of a 127,655-square-foot warehouse. The site, located in an unincorporated area near Miami Springs and Medley, is northwest of Miami International Airport. The proposed location is at 7320 NW 61st Street on a 6.35-acre plot of land that Blackstone purchased for $15.5 million last year.

Facility Specifications

The planned distribution center will feature a 36-foot clearance height and 24 truck doors, with 128 parking spaces. It will include seven tenant suites ranging from 15,546 to 32,677 square feet. The design and construction plans were submitted by Langan Engineering and Environmental Services along with architecture firm Ware Malcomb on behalf of Link Logistics.

Market Context

The proposal comes in response to the exceptionally low vacancy rate of 2.3 percent in Miami-Dade’s industrial market, as reported by JLL. Industrial rents have surged to a record high of $17.42 per square foot. This high demand and low availability are driving developers to expand, with nearly 7.5 million square feet of warehouse space currently under construction, particularly in the Airport West and Medley submarkets.
