Blackstone is making a significant foray into Chicago's suburban industrial real estate market, with a substantial investment of nearly $137 million. Strategic Acquisitions Near O'Hare International Airport
In this latest deal, Blackstone has acquired four industrial properties located near O'Hare International Airport. These acquisitions, with prices ranging from $18 million to $56.5 million, include three properties in Franklin Park and one in Elk Grove. Records from Cook County have confirmed that the deals were successfully concluded in late September.
A History of Successful Collaborations
Blackstone's collaboration with CenterPoint has a history of success, with previous acquisitions including a $151 million portfolio in 2021, which features seven fully leased properties with tenants like FedEx and Lenze. These strategically located properties are in Bensenville, Itasca, Elmhurst, McCook, Northlake, and Glendale Heights. Additionally, a notable deal in 2020 saw Blackstone invest approximately $400 million to acquire 27 properties in the suburbs of Chicago and Wisconsin from CenterPoint.
Market Challenges and Investment Resilience
This investment comes at a time when Blackstone reported a decrease in real estate sales and a 12 percent drop in profits. The company's real estate segment saw a 93 percent decline in third-quarter asset sales compared to the previous year, as rising interest rates and market uncertainties have put many deals on hold. This marks the fourth consecutive quarter of decreasing real estate sales for the investment giant.
Industrial Sector Thrives Amid Market Challenges
Despite these challenges, the industrial market remains robust, both in Chicago and nationally. The demand for industrial spaces appears to be less affected by the issues impacting the office and retail sectors, making it an attractive investment choice for Blackstone. This move signifies Blackstone's continued confidence in the potential of the industrial real estate market, particularly in the dynamic Chicago region.
