What BH Properties Acquired In Plano

Los Angeles-based BH Properties has expanded its Texas portfolio with the acquisition of Tollway North Office Park, a seven-building office campus in Plano's Legacy Business Park. The property spans approximately 297,591 square feet across 27 acres and is currently about 70% leased. The campus includes properties at 5200-5208 Tennyson Parkway and 6501-6513 Windcrest Drive. KBS, which is based in California, sold the office campus to BH Properties. The purchase price was not disclosed.

What The Acquisition Adds To The Portfolio

The purchase gives BH Properties a larger presence in one of Plano's most established corporate corridors. It is also the company's second Class A office acquisition in Legacy Business Park in a little over a year. In 2025, BH Properties acquired R&D at Legacy, a nearby office campus at 6400-6700 Pinecrest Drive and 5212-5220 Tennyson Parkway. The latest acquisition continues the firm's strategy of building larger positions in high-profile business districts rather than owning individual properties spread throughout a market. BH Properties President Jim Brooks said the company is focused on creating significant positions in major corporate corridors.

What The Plano Location Offers

Tollway North Office Park is positioned near several major corporate investments that are reshaping the Plano market. The property is approximately one mile from AT&T's future global headquarters at 5400 Legacy Drive. AT&T is investing approximately $1.35 billion into the 54-acre campus, with the company expected to move into the new headquarters in the second half of 2028. The surrounding area is also attracting other major companies, including Daisy Brand and Samsung, adding to the concentration of corporate users in the Dallas suburb. For BH Properties, the proximity to these employers could help support demand for office space as the surrounding business district continues to grow.

What The Acquisition Means For Plano's Office Market

Plano continues to attract large-scale corporate and commercial investment despite broader changes in the office market. The Tollway North acquisition gives BH Properties control of a sizable office campus that already has a significant tenant base, while leaving room to increase occupancy beyond the current 70% level. The location near major employers and transportation corridors also gives the property a strong position within the broader Legacy Business Park ecosystem.

What Other Development Is Coming To Plano

The office acquisition comes as Plano prepares for several other major projects. The Dallas Stars are working toward a proposed $3 billion arena and entertainment complex at the Shops at Willow Bend site. Plano is expected to contribute approximately $700 million toward the project. The development would add another major entertainment destination to the city and could further strengthen Plano's position as a regional business and employment center.

What Comes Next For Tollway North Office Park

BH Properties will now focus on managing and leasing the seven-building campus while expanding its presence in Legacy Business Park. With approximately 30% of the property currently available, the company has an opportunity to attract new tenants as corporate investment continues around the property. The acquisition also gives BH Properties another sizable Texas office asset at a time when proximity to major corporate headquarters, existing infrastructure and established business districts remains an important factor for office investors.
