BH Group & PEBB Enterprises to Convert a 640K SF Office Depot HQ into Vibrant Mixed-Use Hub

Nearly a year after acquiring the 639,830-square-foot Office Depot headquarters in Boca Raton, Florida, BH Group and PEBB Enterprises are proceeding with a mixed-use redevelopment of the site, now named The Offices at 6600 N. Military Trail. Joined by Miami-based Related Group, the developers obtained zoning ordinance approval from the Boca Raton City Council and anticipate completing the site plan approval process soon.

The Redevelopment Blueprint

The proposed project includes 500 multifamily units, a 36,700-square-foot luxury gym, four retail and restaurant buildings totaling about 42,000 square feet, and two office buildings with 407,500 square feet. Existing amenities such as a fitness center, cafeteria, auditorium, conference rooms, and covered parking will be retained. ODP Corp., the previous owner, agreed to lease 285,000 square feet of office space for at least two years post-acquisition. Following redevelopment, their headquarters will consolidate into a single tower until 2033.

Transformation Strategy

The venture will renovate one office tower into a Class A multi-tenant space, while the other will be replaced with 500 multifamily units overlooking a golf course. Isaac Toledano, co-founder of BH Group, emphasized the shift in office tenant preferences toward mixed-use environments and aims to establish a vibrant town center while introducing high-quality residences.

Leasing and Upgrades

CBRE manages leasing, with Eric Hochman of PEBB noting that extensive capital improvements will enhance office space appeal. MN8 Energy recently leased 20,388 square feet, joining ongoing upgrades to office lobbies and common areas. To attract tenants, the developers are converting a floor into spec office suites, with negotiations underway for several spaces.
