What the $200M Penthouse Includes
The condo sits in the 28-story Aman Beverly Hills, one of two residential towers rising alongside a 78-room Aman hotel at 9900 Wilshire Boulevard. The two-story penthouse runs 16,800 square feet of interior space plus over 14,000 square feet of outdoor space, including rooftop terraces and a private pool with views stretching from the Pacific to downtown Los Angeles. At $200 million, that pencils out to roughly $11,900 per interior square foot, a Southern California record on its own. Owners get access to a 100,000-square-foot private club along with the Aman hotel's spa, fitness center and restaurants. The deal has not closed. The buyer has only paid part of the deposit to reserve the unit, and a second, matching penthouse in the building remains on the market at the identical $200 million price.
What Would Make This a State Record
If it closes, the sale would top the state's current condo record by a wide margin, the $39.2 million trade at the Century in Century City. It would still trail the national high-water mark: Ken Griffin's $240 million purchase at 220 Central Park South in Manhattan in 2019. The Aman tower has already produced a run of nine-figure and eight-figure deals. A buyer agreed last month to pay $107 million for an unfinished full-floor unit, and other residences are under contract at $46 million and $39.8 million. Altogether, more than $1 billion worth of condos at the still-under-construction Aman residences have gone under contract or been reserved since sales launched in early 2025.
What One Beverly Hills Is Building
Aman Beverly Hills anchors One Beverly Hills, the $10 billion, 17.5-acre Cain International and OKO Group megaproject rising near Rodeo Drive at Wilshire and Santa Monica Boulevards. Cain secured more than $4 billion in financing for the campus in March. The first of the two towers is slated for 69 units starting at $20 million, with completion beginning in 2028. The pricing at the top of the market stands in sharp contrast to the broader Los Angeles condo picture: sales volume fell 1.3 percentage points in the second quarter compared with a year earlier, and the median condo price dropped 2.3 points to $723,000, according to Sotheby's International Realty.
What Happens Next
The deal is not yet final. Whether it closes at $200 million, and whether the matching penthouse finds a buyer at the same number, will decide if California gets a new condo record before the first units at One Beverly Hills even deliver.
